Furnished apartments are more expensive than the unfurnished ones. One can also take the furniture on rent from the local agencies who rent out the same.

Research and reviews – The Internet has helped the modern generation lot in terms of providing a review of a particular place or product. One can go through the customer reviews on the Google or play store before choosing an accommodation. The ratings and comments can help the students to know about the various bottlenecks if any. It further also helps to know about the landlord, rental terms, safety, dual occupancy studio terms, and in-built structure of the house.

The deposits – There are certain kinds of fees that are payable by the students before residing in. These are the application fee, security deposits, and administration fees. The application fee has to be paid by the student to the owner for the costs incurred at the time of applying for the accommodation. Admin fee has to be paid to the landlord for all his basic services that initiated the administrative process such as checking the history and background of the tenant, credit score, etc. And the security deposit is a refundable fee collected to ensure the commitment of the student to stay in there for a stipulated period. Without this deposit, it is impossible to book an accommodation. All these deposits together ensure the booking of the rental house.

There are certain requirements which need to be fulfilled before the agreement on the accommodation facilities is given to the student. These factors differ in terms of place, area, and land agreements.

Income – most of the landlords go with the expert advice that the income of the person accommodating should be at least three times the rent. For most of the students who come new to the countries are not able to earn incomes in such amount instantly. In such a case, most of them take shared apartments. Then the total income of those students is totalled together to see if they can pay 30 percent of the rental amount. And, for this purpose, the gross income of the lessees needs to be presented before the landlord.

Background check – the landlord undergoes a complete background check of the applicant. He checks out the complete record which includes credit history, past evictions, criminal records. This helps the landlord to assess the ability of the applicant to fulfil the rental terms. The work history and present work is also noted down by the lesser. The rental applications also face rejections based on any objection detected in the criminal records. The previous lease agreements are also checked to know if any broken lease is there. So, the best option is to confront the landlord about any issue that can cause a problem and explain to him the scenario rather than keeping it a secret.

References– the reliability of the students can be checked by asking them to provide references of the people who are the residents of the country. They can also get references from the work contactors or the teachers of the applicants. This ensures the trustworthiness between the student and the landlord. Further, it is quite important to tell the people whose reference has been given so that the contact between the landlord and the reference person becomes easy.

Co-signer– A co-signer is the one who may possess the same responsibility as the applicant has in case, he is not able to pay the rental amount due to insufficient income. The co-signer has his name on the agreement along with the applicant and is usually known to him.

The applicant needs to be considerate with the deed and the term before he invests into the accommodation facilities. They should keep themselves well informed about the legal tenant requirements and fraudulent agencies before they move into the new city.
